The Metroplos is to be built according to plans and specifications by WPH Architects with modifications by the developer during the construction process.

Exterior is EIFS, glass, with accetns made from pre-cast concrete. Plans call for 8” or 9” concrete between floors. The party walls are double wall construction with four layers of drywall and sound insulation between the studs.

Detailed and varied balcony railings compliment the building.

Double thermo paned windows will vary in number and size due to the variety of the floor plans. The amount of total glass area will vary depending on the floor plan selected.

The roof is a single ply system over tapered insulation on top of an 8” or 9” concrete deck.

The swimming pool is oversized with a whirlpool spa. There will be landscaping within the pool courtyard, the motor court and at the entrance.

INTERIOR FEATURES:

For your comfort and convenience….

All residences will have a balcony /terrace. Total square footage varies with the floor plan.

Loft ceilings are designed to be 9' on the lower level and 9' on the upper level. The open living areas will have 19'6” celings.

Flats are designed to have 10'9” ceilings.

Units vary in width from 21' to 28' wide.

Generally, the first floor of two-level lofts will be a combination of sealed concrete, wood, stone and some have carpet; the upper level will be carpet and stone (W/D areas will have vinyl) Note: The flats will have no sealed concrete exposed.

Shower walls are marble or slate.

The front door will be either single or double 8' solid core, depending on the floor plan. The upstairs or downstairs bathroom door (buyers choice) will be a reeded glass door. All other interior doors will be 8' hollow core.

Mechanical plans call for most units to have two (2) AC units (water source heat pumps).

MORE FEATURES:

Appliances are stainless steel General Electric to include side-by-side refrigerator, dishwasher, convection oven, microwave and gas cook-top with down draft ventilation. Washer/Dryer connections are included (buyer responsible for appliances).

Wine chillers are included as standard features in most homes.

Master bathrooms will have a 6' whirlpool tub and OVERSIZED shower with 2 Speakman shower heads. Guest baths for most units will have a 3' shower or larger.

Mirrors above the bathroom vanity will typically be full height (up to the celing) with two or three lights, depending on the floor plan. Bathrooms with pedestal sinks will not have a developer supplied mirror.

Pedestal sinks are standard in a few floor plans.

Plumbing fixtures are chrome finished, as displayed in the sales office.

The kitchen and bathroom cabinet finishes are available in several alternatives. Buyer's choice from standard selections.

The stairways to the 2 nd floor sleeping area are scheduled to be metal or wood with carpet, varying, depending upon floor plan chosen.

Lighting consists of track lights, stem halogen and other fixtures similar to or the same as the sales office.

The building will be wired for cable tv, multiple phone lines and high speed internet.

There is an oversized 80 gallon hot water heater for each unit.

Crown molding in the living room is standard for Flats.

Large walk-in closets ideal for built-ins. Buyer is responsible for the design and construction of their own built-ins and shelving.

Your loft is sold unpainted, with one coat of primer only.

BUILDING FEATURES:

There is a private Wine Room (“Cellar”) with full caterer's kitchen for private functions.
